Architectural design sketches and 3D vignettes for heritage properties, with a heritage consultant from 3plus1 Heritage on the team. A licensed builder, registered architect and heritage consultant inspect and 3D scan your property, and we meet on site or over Zoom to understand your needs. You receive two design options with sketches, 3D vignettes and notes, a feasibility report with planning details, key project data and indicative planning calculations, and a detailed roadmap and budget through design and approval. The heritage consultant discusses development strategy, constraints and opportunities, and prepares a brief heritage advice letter with written comments on each design option, a heritage impact score out of 5 for each, and high-level recommendations to guide further development. We typically aim to present the deliverables within 6 weeks of the initial site inspection. If you need an expedited process, let us know and we will accommodate it subject to the studio's capacity. All consultation outputs are reviewed and endorsed by a registered architect prior to delivery.
